Subway tiles are one of the most popular tile shapes. Possibly because it’s generally the most affordable decorative tile… or because it has the smallest grout joints. Or perhaps it’s the seemingly endless range of colours and finishes to choose from? Let’s not forget there are also plenty of ways you can lay subway tiles to create different effects.

Whatever the reason, there’s no denying subway tiles are a stylish, versatile and timeless choice. Suitable for laundry areas, kitchen splashbacks, fireplaces, and bathroom walls and/or floors (depending on type), let’s take a look at the most popular ways to lay subway tiles.

Vertical offset

Let’s start with an unexpected and modern way to lay subway tiles — vertical offset. Just as the name suggest, this is where the tiles are laid vertically and each row of tiles is slightly offset from the row below. You could also align alternating rows with the mid-point of the row above for a vertical brick layout.

We love an offset pattern as it adds more rhythm to the space and is a contemporary way to lay your subway tiles. It makes a gorgeous statement, especially when you use an undulated tile like the ones pictured below.

Vertical straight stack

One of the most popular ways to lay subway tiles is in a vertical straight stack layout. We see this used a lot on splashbacks — where three rows of subway tiles are generally a perfect fit — as well as on half-height bathroom walls. Of course, this layout can also be extended across full walls or even wrapped around the entire bathroom.

Depending on the style of tiles you choose and other design details, vertical straight stack subway tiles can suit almost any interior style — from earthy luxe and minimalist spaces to farmhouse interiors and modern interpretations of heritage homes.

Horizontal offset

There are many ways to lay subway tiles horizontally, including brick bond (also called running bond), straight stack and offset, and we’ll cover all of these.

Generally when you hear ‘horizontal offset’ pattern in Australia, it means the rows are slightly offset by about a third of a tile like in the picture below. However, you can also offset rows of tiles to create a more linear look.

Whatever offset style you choose, this is another unexpected yet modern way to lay subway tiles.

Horizontal straight stack

If you want to create an architectural look on a budget, our tip is to use a horizontal straight stack subway tile layout. Laying them horizontally works beautifully in contemporary, mid-century or Japanese-inspired interiors.

You can emphasise the layout by choosing a contrasting grout colour, like in the kitchen below, or use a complementary grout for a softer, more understated look.

Brick bond subway tiles

Brick bond is probably the most well-known and traditional pattern for laying subway tiles and we totally understand why. A brick bond pattern is versatile and can fit almost any style of home whether it be modern, rustic, coastal, etc.

This is another subway tile layout that works well with a contrasting grout colour. For example, light subway tiles with a dark grey grout are perfect for an industrial aesthetic. Or be daring and consider using a coloured grout for something truly different.

Herringbone subway tiles

Laying tiles in a herringbone pattern instantly creates a sense of luxe. Perfect for achieving a Hamptons, coastal, contemporary, industrial, traditional… basically any interior design style!

No matter your design direction, the herringbone pattern adds movement and depth to your space. Our tip, use restraint. The bold pattern of herringbone goes a long way so remember: less is more. Consider creating a striking feature wall behind your vanity or in the shower.

Fun fact, do you know where this pattern gets its name? It’s the way it resembles fish bones, in particular, the herring fish.

Double herringbone subway tiles

When one of a good thing isn’t enough, double it! A double herringbone subway pattern creates a bolder look, emphasising the angular lines of the herringbone pattern. It’s a fabulous option for coastal and contemporary style homes. Going for neutral coloured tiles can also create a more sophisticated, luxe and calm ambience in your space.

Basketweave

Gaining popularity, basketweave is a tile layout that uses 2, 3 or 4 subway tiles in alternating tile directions. Sometimes it’s also called cross hatch tile layout. To pull this look off, you need to select subway tiles in the right ratio or they won’t line up.

For example, a 300mm x 75mm sized subway tile would line up when 4 tiles are laid in alternating directions because 4 x 75 is 300mm which matches the length. Similarly, a 150mm x 75mm tile would match up when 2 tiles are laid in alternating directions.

Alternating corridor

Finally, another designer-approved way to lay subway tiles is the alternating corridor pattern. This is where rows of tiles are laid in alternating directions, creating the illusion of a corridor running between vertically stacked subway tiles.

While this method of laying subway tiles hasn’t been widely used in Australia yet, it’s a great option if you want to break away from the highly saturated brick bond pattern and try something a little different.

Step 1: Declutter like a boss 

Before we even think about organising, we need to clear out the clutter. Take everything — yes, everything — out! Sort through old detergents, random sponges, and that broken ironing board you haven’t used since 2012. If it’s expired, broken, or you simply never use it, it’s time to say goodbye. 

Pro tip: If you’re hoarding 15 half-empty bottles of detergent, combine them into one container and reclaim your space!

Step 2: Categorise for clarity 

Now that you’re left with only the essentials, it’s time to group similar items together. Think of this as creating little laundry families that will live happily ever after in their own designated space. 

This step is crucial because it helps everyone in the family know exactly where things belong. 

Here are some common laundry categories to get you started: 

  • Everyday essentials — Detergent, fabric softener, stain removers
  • Delicates and special care — Wool wash, mesh bags, fabric sprays 
  • Ironing and steaming — Iron, steamer, starch sprays
  • Lost and found — Lonely socks, spare buttons, loose change.

Step 3: Measure up, then let’s go shopping!

Now that everything is categorised, it’s time to measure your space. Grab a tape measure and jot down the dimensions of your shelves, cabinets, and any nooks and crannies you plan to use.

This step ensures you buy the right organisational products instead of impulse-buying bins that don’t fit. No judgement, we’ve all been there!

Some storage solutions on how to organise your laundry include: 

  • Opaque storage bins — so you don’t see the clutter inside
  • Stackable baskets — to maximise vertical space
  • Turntable / Lazy Susan — ideal for easy access to bottles and sprays
  • Magnetic storage bins — to connect to the side of your washer or dryer for easy access to things like laundry wash bags or dryer balls
  • Wall hooks — for hanging ironing boards, lint rollers, and bags.

Pro tip: Choose storage that makes sense for your space. If you have deep shelves, opt for pull-out bins. If you’re working with a small area, consider over-the-door organisers.

Step 4: Set up and label everything! 

Now for the fun part — putting everything in its place! Arrange your categories in a way that makes sense for your laundry routine. Keep frequently used items front and centre, and store less-used products towards the back, higher up or in cabinets. 

And here’s the real secret to keeping your laundry room organised for the long haul… labels! 

Labelling ensures that every family member (yes, even the kids and partner!) knows where to find and return items.

You can use: 

  • Chalkboard labels — for a rustic touch 
  • Clear sticker labels — for a sleek look 
  • Picture labels — great for the kids!

If you want to be extra fancy, use a label maker and match your fonts for a Pinterest-worthy finish! You can get lots of great ready-made labels from discount stores or places like Kmart. Or for personalised labels, try places like Etsy or storage organisation businesses.

Custom joinery gives you the ability to tailor design to suit your personality, lifestyle, and space. It’s an investment that can completely transform and add value to a space — both aesthetically and functionally.

We chat with Jessica Ball, Senior Interior Designer at Koichi Takada Architects, to get her insights on the dos and don’ts of custom joinery.

“I’m passionate about the possibilities and benefits of custom joinery deign. Whether it’s a custom kitchen, in-built bookshelf or study area, custom joinery allows freedom to use an existing space to its advantage. It allows greater freedom in creativity and customisation of form, proportion, texture, materiality as well as functionality.”

Do use custom joinery if…

“You have a specific functional need or uniquely shaped space that you want to maximise. Areas in which standard/prefabricated joinery would not fit effectively. Custom joinery means you are not restricted in terms of size and shape — it’s a made to measure service,” explains Jessica.

“I also recommend this option if you want to create a flexible/multifunctional living and work space. Joinery can be designed to be repositionable, moveable and flexible. Further, create an interplay of conceal/reveal for storage, display and function. This is becoming increasingly important in residential design as the demands on our homes to function for multiple uses (work/life/play) increases.

“The other main reason to use custom joinery as opposed to something off the shelf is if you want to create a holistic and seamless look. A look that ties in with design/architecture of your home.”

Don’t use custom joinery if…

“If you have critical time constraints!” warns Jessica. “With custom joinery, everything is created from scratch and generally takes longer to build than prefab/flat pack joinery. If considering custom, you need to be aware of the time it takes to select and source preferred finishes, ordering and lead times.

“The other main reason you would avoid custom joinery is if you also have budget constraints. Custom joinery can cost more due to attention to detail and quality of materials used, and cost of additional tradespeople. However the price tag usually equates to a higher quality product in the end. Although with less maintenance and need for replacement it can save you money in the long run.”

Do use custom joinery to create a seamless relationship between indoor and outdoor spaces.

“At Koichi Takada Architects, we generally use custom joinery to embrace views and natural daylight. Use subtle, reflective materials to reflect views and bounce natural daylight throughout a space. By maximising natural light like this, you’ll make a space feel bigger and more luxurious.

These are some of the ways we seek to bring nature inside and into the design of our joinery — creating a soft, warm and tactile environment and more liveable spaces.

“Another way you can enhance the connection between indoors and out is by using materials that reference those found in the natural surroundings of a space — textural layering of timber veneer or timber laminate and natural stone. Introduce subtle curved corners or edges in a joinery wall or kitchen island bench. This can soften circulation and flow and reflect organic forms found in nature.”

Do pay attention to handles

“We see joinery handles/door pulls as the jewellery of the home — elements that allow the personality of a home to be revealed. This level of fine detailing in joinery can contribute to and echo a holistic style and aesthetic throughout. Generally, we recommend recessed finger pulls to keep the overall look of the joinery streamlined and sophisticated.

“However, in some of our recent projects, we used custom designed solid timber handles with subtle organic curves. These create a tactile and highly personalised feature of the space. It also ties in with the overall geometry of the architecture and interiors.”

Don’t skip doing your research

“There are so many options on the market now — especially around internal hardware. Internal hardware (the mechanisms that open and close the drawers) gives your custom joinery longevity, structural integrity and functionality. These features can add value to your custom joinery.

“These can include as soft close mechanisms for cupboards and internal drawers, organisational inserts for drawers including cutlery, cooking utensils, bottle and plate storage, pull out pantries, lift up doors for top cupboards for better access and use of space. Look for well-known brands like Hafele that offer long-term warranties.”

Do look for opportunities to maximise the height of a space

“Custom joinery allows you to extend up to the ceiling. Overhead, high level joinery is great for longer-term storage of items. The extended joinery height will create the illusion of space, volume and luxury.”

Don’t conceal everything behind doors

“Find the right balance between storage and display. Closed cabinets create calm and order and conceal clutter. Open shelving allows for personal style and display of objects and artwork.

“Custom joinery can allow for a careful curation of and balance between storage and display that allows the eye to easily navigate a space — providing focal points and pause/quiet points throughout the home/workspace.

“An example of this is our recent Central Park apartments project in Sydney where we designed sliding timber screens to conceal and reveal the functional kitchen zones. Closing off and backlit to create a beautiful lantern like feature and sense of calm and order when the kitchen is not in use.”

Do integrate lighting to enhance ambience and functionality

“There are many ways to do this, including integrating LEDs inside wardrobes or in overhead cupboards in the kitchen. You could even have lighting recessed into shelving to highlight display and artwork/objects.

“To achieve adjustable light levels in these applications, dimmable LED drivers such as Wired4Signs LED drivers are often used to control brightness and create different lighting moods.

“Using a mix of lighting solutions can help to create a layering/interplay of light settings, moods and ambience within your home — as well as improve functionality.”

Do be realistic about your budget when selecting finishes

“Customise your finishes selection to match your budget. There are a lot of affordable options on the market that emulate the natural, luxurious qualities of timber and stone. Consider timber laminate in lieu of solid timber or timber veneer. Engineered stone or porcelain tile as a benchtop in lieu of natural stone. Whatever material you choose, protecting it properly will extend its life. Check out Surface Care for practical surface protection and maintenance advice.

“The timber species of the cabinetry (joinery structure) will affect overall price. Oak is the most cost effective if opting for a solid timber species. MDF or particleboard will be the most cost effective. However, it can be more prone to moisture and warping so won’t give the longevity that a solid timber will. It’s all about balancing your immediate budget with potential long term savings.”

“Adjustable shelving can be easily changed as our storage needs change.”

Do use some of Jess’ tips to keep within budget

There’s no denying custom joinery is more expensive than flatpack but there are ways you can keep costs down.

  1. Combine prefabricated/flat pack base cabinetry (savings) with a custom benchtop, splashback or door pulls (splurge). This can add that touch of style and personality
  2. Add solid timber edge to MDF shelving, focussing budget on the most visual and tactile part of the shelf/joinery
  3. Rationalise the number of drawers. Generally drawers are more expensive than standard base cabinets with shelves. Be selective in the quantity and location of drawers to balance function and cost
  4. Consider cabinetry and appliances that are standard in size and profile for the majority of the fit out. Then customise a selective part of the joinery where you might be dealing with an awkward space such as an angular corner, building out under stairs or filling in additional height
  5. Consider the customisation of joinery handles to create a strong design language and tactile touch points throughout your home or workspace.

Jess reminds us that custom joinery can also offer savings. This is because there’s less need for additional loose furniture/joinery for storage as everything is integrated into one joinery piece.

Do consider your materials palette

“At Koichi Takada Architects we love playing with different materials to create a subtle textural layering and elements of surprise. It can be a tactile leather or suede lined wardrobe interior revealed by natural timber veneer doors. It can be delicate metal detailing of door handles or door pulls to introduce an element of glamour. Or it can even be a 3 dimensional wall tiles to create a feature kitchen splashback. This textural layering is a great way to create a sense of luxury and individuality through joinery design,” says Jess wisely.

“Soft touch, ultra-matte laminate is a relatively new and innovative (and cost effective) product. It combines a contemporary look with durability and also ease of maintenance. Many come with integrated anti-finger proof technology, such as Laminex’s ‘Absolute Matte’ range.

“Soft/matte laminate finish helps minimise glare that can sometimes be created with more glossy, stark white finishes such as 2 Pac. The colour of matte finish cabinets can also appear more consistent than gloss due to the lack of surface reflectivity.

Do consider practicality

“Further, use high gloss 2 Pac or other highly reflective materials sparingly. A high gloss white finish will always bounce and reflect other colours within the room. Therefore colour is not always consistent and fingerprint, dirt and scratches are more noticeable and require more maintenance.

“If our clients have their heart set on a gloss finish we would generally only recommend high gloss on overheads cupboards/joinery (out of reach) to add some subtle reflection but minimise exposure to fingerprints, scratching etc.

“Timber laminate is one of our go-to products as it balances cost and durability with the aesthetic of real timber. There are some great suppliers in the market including New Age Veneers (Navlam range) and Briggs Veneers.

“Their timber laminates combine the warmth and texture of real solid timber with the functionality and durability of laminate. There’s a great range of finishes and textures including rough sawn, cross grain or smooth finishes. I recommend a low gloss level finish for a more natural and timeless look and feel.”

Do use a benchtop with a vein or subtle fleck to minimise the appearance of stains or abrasions

“In high-use zones, it’s inevitable that some wear and tear of benchtops will happen. You can minimise this by opting for a product with a natural vein or subtle fleck.”

When it comes to material, Jess says “We always prefer natural stone for its tactile and visual qualities as well as durability. However, porcelain has become a popular option in lieu of natural stone benchtops. It comes in large sheets eliminating the need for joint lines and providing a lightweight option which is easier and more cost effective to construct.

“Honed or matte finishes (as opposed to polished) for benchtops are best to minimise glare and express the natural veining/texture. Sometimes this texture/veining is lost in the reflectivity of a polished surface.”

Don’t rush through the design stage

“Invest in a qualified designer and joiner to help streamline the process, ensuring that your measurements, specifications and designs are both accurate and practical.

“Have a clear understanding of how you intend to use the space/joinery and what materials are most suited for this purpose e.g. wet areas, kitchen benchtops, and high traffic horizontal surfaces (more durable finishes required) vs vertical surfaces, feature display shelving (less durable required). Thinking the practicalities through at the start will save a lot of time and money in the long run and allow you to implement materials that offer longevity and durability.

“Also spend time thinking about your preferred style — sophisticated clean lines or a more decorative layering of details and finishes — so that you can work with your designer to set a clear vision. This will help you make decisions around finishes, colours and overall design of cabinetry. Creating mood boards and visiting showrooms can also help a lot with this too.”

1. Make it a pantry

If your stairs are close to your kitchen, an under-stair pantry might be your perfect solution. There are loads of designs out there but we’ve included a few of our faves below.

You could do a walk-in design with shelves and cupboards, or try a nifty pull-out design. Now that’s clever cooking!

2. Create some toy storage or a cubby play space

If, like Gina, your home is lacking that all-important kids space, an under-stair cubby or toy storage might be a great solution. No one wants toys cluttering up every room of the house and it can be fun for kids to have their own secret hideaway.

An under-stair cubby doesn’t have to be complicated or expensive. Check out how Gina created this magical space for her boys with just a handful of materials and a few clever ideas.

3. Create a mini mudroom

Trust interior designer Catherine Heraghty of The Stables to come up with a genius idea to utilise that awkward space under stairs. In her Blakehurst project, she turned a blank canvas room into the ultimate parent’s retreat / living area. This mini mudroom under the stairs features custom curved joinery to keep things functional and beautiful.

4. Turn it into an indoor jungle

For those of you with a staircase (particularly an open-tread staircase) in the entry of your home, it can be especially challenging to know what to do with this space!

Our favourite idea — turn it into an indoor jungle! This first image is an example of how ah-mazing it can look and the second is a more achievable version using pot plants (find out what plants thrive living in pots here).

5. Create a Euro laundry

In one of our fave ever projects, Gina turned this ugly, awkward laundry space into a dreamy Euro style laundry with added storage. Perfect in this 150 square metre home where ever bit of space counted and storage was key!

A laundry is a great idea for under the stairs as it can be done well without a huge amount of space. It’s all about the planning. See how Gina worked her magic with this under-stair laundry.

6. Make it art… or bike storage

Calling all bike enthusiasts! This one isn’t for everyone but for cycling lovers, it’s a sure-fire winner! We mean, how cool does it look?!

7. Create a study nook

One of the most popular ways to use the awkward space under stairs is by incorporating a study nook. It’s a clever use of space that’s also relatively inexpensive to create.

It can be as simple as a floating piece of timber or as complex as custom joinery with added storage. This is a great solution no matter what your budget. How stunning are the clean lines from this Scandi-inspired home tour?!

8. Convert it into a linen cupboard

Seems kinda obvious, but how many of us have an awkward space that just ends up being a dumping ground for random stuff (spare Christmas decorations anyone?!). Take an inspirational leaf out of this home from The Block, and turn that junk space into a dreamy linen cupboard.

This square shelving design from Luke and Jasmin’s home is simple, yet provides the perfect flexible storage solution for an otherwise un-used and poky space.

9. Get creative with a workshop

Not all of us have the space for an outdoor shed or workshop. This solution ticks all the boxes — using what would otherwise be wasted space and turning it into a makeshift workshop.

We cannot guarantee every owner will keep it this clean, but we can live in hope.

10. Dedicate it to your furry friend

This idea for what to do with an awkward under-stair space is definitely one of our faves — it’s a pets paradise! A little built-in home for your precious pooch is an idea we totally love. From clever kennels (cool, but perhaps a tad tricky to clean!) to a simple built-in bed. These are ideas your pets are sure to adore and appreciate.

11. Turn it into storage

Storage is an obvious solution for making the most of the space under your stairs and this first pic is one of the best examples of custom joinery we’ve seen!

But keep scrolling and see that even in a tiny apartment, the same concept can work. We also give big ticks to that open shelving idea as a way of showcasing your book collection.

12. Create an adults only bar or wine cellar

Sure, this idea might seem a little luxe, but we can all dream right?! Type in ‘under-stair wine cellar’ into Pinterest and you’ll see just how elaborate and OTT some people go!

But it doesn’t have to be that grand. We like the idea of using otherwise wasted under-stair space as storage for your wine collection. Some simple stackable wine racks will do the trick just nicely.

Another idea is to pop in a drinks area. We love how this one incorporates a bar, wine storage and space for a neat and tidy firewood stack. The bar fridge kicks it up a notch, but you could still make a super stylish set up without one.

13. Make it a mini home gym

On the other end of the wellness spectrum, why not turn that unused space into a mini home gym? Chris and Julia did exactly that, transforming the area under their stairs and a small landing into their dream workout zone. It’s the perfect spot for a single piece of equipment like a spin bike or rower — or even a compact weight bench. With a few smart choices, this small space can work just as hard as you do!

Throw down a mat

It’s a simple thing but something that will give you maximum impact. Adding a rug, runner, or mat to your laundry will instantly warm up the space and make it feel more inviting.

It’s a wonderful way to add a splash of colour and inject some personality into the space. Many people don’t think a rug can work in such a small space, but we think it’s one of the best ways to style your laundry for less.

Your average laundry hamper can be a real eyesore, and with so many stylish options now on the market, there’s really no excuse to keep your ugly one!

Create a vignette

Ah, the classic vignette… it never fails us! A simple tray styled with a candle, a beautiful vessel and perhaps a lovely wooden brush or soap, and you’ve got yourself a stylish laundry in an instant.

We like to work in odd numbers as appears more balanced to the eye, and play with different heights and shapes. You can use items you ‘need’ in the laundry such as a basket of pegs, rolled up towel or canister of laundry liquid. Or, things that you don’t… such as a vase, some sweet trinkets or a reed diffuser.

Add a plant

Pop up a shelf or wall hooks

Adding a floating shelf to your laundry will not only give you more space, but also somewhere to style. And who doesn’t want that?! Add a plant, a glass jar of pegs, woven baskets, some beautiful folded towels… the world is your laundry-styling oyster!

If you don’t have a huge amount of space, try some wall hooks. There are heaps of stylish options available and they’re a great way to add interest and detail to your walls. Use them in a practical sense for bags, coats and school paraphernalia. Or, to jazz up your space with a linen throw, some wooden beads or as a statement piece on their own.

Swap out your tap

Another simple way to totally revamp your laundry, is by swapping out your tap. A new tap can completely transform your space from drab to fab. Like when Gina renovated her laundry, a new tap was top of her wish list!

Going for the luxe look? Metallic accents are always a good idea — think gold, champagne, brushed nickel or brass tapware. Sleek and sophisticated? Black is a total winner. Classic and contemporary… chrome or brushed platinum is perfect. You’ll be amazed at what a difference the humble tap can make to style your laundry for less.

Change out your handles

A tip we often suggest to instantly update a room, is replacing door or drawer handles. If yours are dated or have seen better days, this is a great way to update and style your laundry for less.

Etsy has a fabulous range of handles to suit all styles and budgets. We love the idea of matching handles with your tapware or, going for wood or leather drawer pulls.

There’s a lot to love about buying an older home… their character features, charm and stories the walls can tell. But before you find your next Fixer Upper, it’s important to be aware of what issues may be waiting for you around the corner of that vintage bathroom or under the antique kitchen sink. So today we’re talking common plumbing problems in old homes and what to be aware of before you buy.

Plumbing issues to watch out for

Since plumbing is concealed behind walls or under flooring, too often we don’t see an issue until it’s too late. So let us run through the most common plumbing problems in older homes.

Pipe degradation

While most new builds use PVC pipes, older homes dated in the pre-1960s often used copper, cast iron or clay pipes. Although iron is a strong material, over time these pipes can weaken and ultimately rust. Such corrosion often leads to water discolouration, leaks, and in worst-case scenarios, pipe bursts that may cause significant damage to the home. Similarly, clay pipes are prone to crack and move, which can lead to issues such as leaks and blockages.

This is where regular plumbing inspections play a critical role. For the upkeep of your beautiful old home, it’s important to schedule regular inspections. This precautionary measure can identify potential problems in their early stages, preventing the domino effect of larger, more costly issues. If old pipes aren’t properly cared for, they may need to be relined, repaired or completely replaced which can mean costly excavation works.

Blockages

Another common plumbing issue in older homes are blockages. Whether it’s an invasion of tree roots or a build up of debris or foreign objects, these obstructions can lead to major issues. For example, blockages in sewer pipes can result in back flows or an inability to flush the toilet… ewww! The best way to avoid these issues is to keep up regular maintenance, inspections and sewer cleaning.

If you’re buying an older home and a tree has already invaded the sewer pipes, a plumber may be able to clear the roots using an auger or plumber’s snake, which is a long, flexible steel cable with a cutting head. This tool is effective at breaking up and removing smaller tree roots. However, if the tree roots are large or significant damage has already occurred, you may need to have these pipes replaced.

Galvanised water pipes

Galvanised pipes were another common choice for homes built before the 1960s. And with a lifespan of 60-70 years, many of these pipes are reaching the end of their lifespan… meaning they’ll need replacing. Visible rusting or corrosion on the pipes, water discolouration and low water pressure are all signs that your galvanised pipes may need replacing. Speak with a licensed plumber who can assess your old pipes and advise you on the best course of action.

Outdated fixtures and fittings

Although original fixtures and fittings often add an element of charm to older houses, they can also have their challenges. Fixtures from the last century may continuously drip due to warn out washers, leading to substantial waste of water. Similarly, many old homes have toilets with outdated flushing mechanisms that are not as efficient as their modern day counterparts. A lot of water can be wasted in the process. Upgrading these fixtures and fittings can help preserve resources and lower your water bills.

Poor drainage

It isn’t just inside the home where plumbing issues can occur. In older homes, poorly maintained or outdated drainage systems can lead to problems such as water pooling, erosion or flooding due to improper water run off. Excess water around your house can lead to more significant issues, such as damage to the foundations, mould or pest infestation.

The good news is that each of these plumbing issues or problems is fixable — you just need the right advice. For a more durable black floor option, tiles are the perfect choice. While people often think of tiles for bathrooms, they can be used in every zone of the home.

There’s no such thing as just a black tile… keep scrolling to see some of the options available in terms of size, shapes, patterns and materials. Black hexagon tiles

Another pattern of tile that can elevate your space is the classic hexagon. Big or small, hexagon floor tiles will never go out of style! It’s a way of making a bold impact with colour and pattern.

Stretcher brick bond

The splashback and coloured cabinetry are the true stars of this laundry and mudroom, however it’s the floor tiles that really finish it off.

A simple black tile laid in a stretcher brick bond gives this space more drama than if a light, neutral tile had been used.

The same pattern in a black concrete-look tile has been used in this Hamptons style mudroom and laundry. The timber accents add warmth to the space and prevent it feeling too stark.

Heritage tile flooring

Talk about a statement! This heritage pattern floor tile entry, with its gorgeous stained glass door, allows the floors to be the star of the show. These heritage tiled floors are bold, but we totally dig it.

Large format tiles

Tiles aren’t just for wet areas of the home. They also work well in the kitchen and main living areas. Bigger rooms can handle large format tiles, making rooms feel larger and more luxe.

Be sure to add some lighter elements through furniture or wall and cabinetry colour if you want to avoid it feeling too dark.

Mudroom or drop zone — which is best for you?

Mudroom

A mudroom is a dedicated space in a high traffic area, generally close to your home’s entrance or garage. Contrary to popular belief, it doesn’t actually have to be its own room — just a space in the home dedicated to keeping mess at bay. It could be an unused wall, an inlet in the home or included in the garage or laundry.

They generally have built-in cabinetry of some kind to offer functional storage and create the illusion of visual calm.

Drop zone

A drop zone on the other hand is a less formal space that, as the name suggests, offers somewhere to drop your ‘stuff’ like keys, shoes, mail, handbag and school belongings.

For most of us who are limited on space or budget, this will be a better solution but don’t be disheartened, a drop zone can still be super efficient, useful and just as stylish!

Storage, storage, storage

It will come as no surprise that storage comes top of our list when designing the perfect mudroom or drop zone. Storage is KEY for keeping mess at bay and clutter out of the way — especially important in a family home!

Whether you’re lucky enough to be able to build in your own storage or, just use a flat pack furniture piece, storage will forever be your best friend. A place for everything, and everything in its place!

We love this mudroom with built-in seating, drawers and plenty of cupboard space. So neat and tidy! Or, a simple, low-cost solution is to use a wall-hung storage unit. We found this version similar to the one in the image below called TRONES available from IKEA.

Add a bench seat

A bench seat, or somewhere to sit, is pretty much a must-have for an efficient mudroom or drop zone. Somewhere to sit and put shoes on and get organised for your day. Bonus points if it’s got drawers! Drawers are perfect for keeping shoes out of the way, but if not, a simple basket will do the trick.

Hook us up

Walls can be seriously under-utilised! Wall hooks are a fab way to get mess up off the floor and out of the way.

There are heaps of stylish options available and they’re a great way to add interest to your walls. Use them to store things like bags, coats and school paraphernalia. Or hang some of your most stylish accessories like a straw bag or wide brimmed hat, which can be like decor pieces of their very own.

You can also find smaller hooks to hang your keys so you never have to go searching for them again! Consider creating custom keychains so this practical item can become a decor piece that fits with your home’s aesthetic.

Give everyone their own space

We don’t know about you, but sometimes our kids just cannot seem to share! Avoid the arguments and everything getting muddled up by giving everyone their own storage space.

Whether it be a full cupboard, drawer, or simply a basket. We especially love these wooden crates and numbered baskets!

Add a shelf

Another great way to take advantage of the full height of your wall is to add overhead shelving. To perfectly fit the area you have to work with, we love custom joinery. Otherwise, a set of DIY floating shelves will work great too!

Shelves can become your storage hub. Add a few baskets to keep the clutter at bay. Or, use them as a new space to decorate and have fun with. Whatever you choose, the added space is sure to be well utilised!

Be bold with colour

An idea to get your partner or kids involved in keeping the home tidy is let them be part of the design process. We know this is a big statement, but hear us out!

When it came to designing this mudroom within the family garage, each child got to choose their favourite colour for their own individual locker. How cool is that?! Make it fun and they’re more likely to use it… we can live in hope!

And this fabulous pitch black mudroom brings a touch of masculine energy against those bright, white walls. We seriously love this one!

Accessorise your space

It wouldn’t be Style Curator if we didn’t add in a bit of decor, now would it?! Your mudroom or drop zone should be practical and beautiful!

Add some dried florals, embrace woven baskets, and use fun wall hooks. Style it up with cushions — they’re always a good idea! Or as we mentioned above, you can even use your favourite shoes, hats or gumboots as accessories in their own right.

Whatever you do, make the space feel like you! Your home should reflect your unique style and personality.

Work with what you’ve got

You don’t have to have a fully dedicated room or a big space to work in a mudroom or drop zone at your place. A simple table or bench seat can do the job. Think about the space you’ve got and your biggest needs and work backwards from there. Hopefully this round up of mudroom inspiration and tips has given you plenty of ideas to work with.

Without a doubt one of the hottest materials in design at the moment is terrazzo. We’re seeing terrazzo used everywhere from kitchen benchtops, to furniture, and of course tiles.

Real vs faux terrazzo tiles

The key thing to decide is whether to go with real terrazzo or a terrazzo-look tile (aka ‘faux terrazzo’ that’s generally made of porcelain).

Real terrazzo is made from a mix of chips, such as marble and glass chips, held together with a composite. It’s generally much thicker, 11mm-20mm, to prevent it from cracking.

A faux terrazzo tile is a terrazzo pattern that’s applied onto a porcelain tile (or we’ve also seen it used on cement encaustic tiles). Technology has come a long way and many faux tiles are incredibly realistic.

Pros and cons of terrazzo

There are some other key differences between real vs artificial terrazzo tiles that people need to weigh up before making a selection.

The downsides of real terrazzo are:

  • Cost. It generally costs between $120m2 and $300m2, whereas terrazzo-look tiles can be found for around $40m2 to $100m2
  • Installation. As well as costing more to buy, real terrazzo is also likely to be more expensive than terrazzo-look porcelain tiles to install
  • Thickness. Because real terrazzo is thicker than regular tiles, it needs to be planned for from the start of a project. In renovations, it may not be possible to achieve a level floor when using real terrazzo. This means you may need to use an angle at the door which can create a trip hazard
  • Maintenance. Most real terrazzo tiles are porous, and even when sealed they can be unsuitable for areas like a shower.

However, all that being said, the natural beauty of real terrazzo is second to none. So wouldn’t you agree it’s so worth it?!

Top tips for installing terrazzo

When using real terrazzo, you should ideally seal it before installation to protect the surface from grout staining and to make it easier to clean once grouted. Once installed, after it has been grouted and cleaned, you should seal it again with a high-quality terrazzo or penetrating sealer. This will protect the surface from staining and to make ongoing maintenance easier. It’s also important to note that when cleaning real terrazzo, you should use a quality PH neutral cleaner to preserve its beauty and integrity.

Due to the sensitive nature of terrazzo, many designers tend to steer away from using real terrazzo in bathrooms, or at least in showers. Alternatively, you could use real terrazzo in a different place in the bathroom such as as the vanity top.

However, terrazzo tiles continue to advance and this makes new applications possible. For example, some of the latest terrazzo collections are fired at a much higher temperature, making them less porous and suitable for bathrooms.

Colour and pattern

Whether you opt for natural terrazzo or a lookalike tile, you’ll find there are plenty of colours and patterns to choose from.

In warm brown tones, cool and contemporary whites, or a few punches of colour.

You can also find terrazzo with oversized chips or smaller flecks, depending on how dramatic you want to go.

Size

Traditionally, terrazzo has been manufactured in 400 x 400 x 16mm and 600 x 600 x 20mm formats. These days, with enough time, suppliers are able to manufacture in virtually any format and even in different shapes — such as chevron pattern.

Keep an eye out for plenty more terrazzo options on the market over the coming years.

Too often laundries are the neglected, out of sight out of mind, utility room. They sit low on the priority list when building and renovating, forgotten until you walk in and wince. But it doesn’t have to be this way! Even with a limited budget, you can transform your laundry into a space that brings joy.

Today we’re thrilled to be with Interior Designer Jacqueline Chen from The Glade Design. You may remember her from the Morecombe Home Japanese style bathroom tour we recently shared. One of Jacqueline’s latest projects was to transform an unsightly laundry into a smart and stylish space on a budget.

We chat with Jacqueline to get all the tips and tricks to affordably update your laundry with minimal work, sharing examples from our favourite featured laundries.

After

Get your layout right

Nothing is more important in a work zone than layout. You can spend a fortune on luxury finishes, but get the layout wrong and they will be of little value.

“The first thing I noticed about this project was how small it was. I drew up a floor plan and tried to keep everything super simple. With storage and bench, and the addition of a washer and dryer, space was pretty minimal so I had to ensure everything could fit,” explains Jacqueline.

Things to consider when planning out your storage needs in the laundry:

  • broom and vacuum (preferably with a hidden powerpoint for charging)
  • cleaning supplies
  • baskets and bucket
  • laundry hamper
  • ironing board
  • indoor clothes drying racks
  • chemicals — you may want to consider high storage or cabinets with locks if you have kids.

Remember that you want the space to be as easy to use and low maintenance as possible!

“In this laundry renovation, having more bench space was a priority. So an easy fix that worked for the client was to place the washer and drier side by side. They now have enough counter space to do more than just fold clothes and iron. It could be used for DIY arts and crafts, indoor workshops, messy school projects, whatever you need.”

Update your splashback

One of the best bang for buck updates you can make in a laundry is to replace your splashback. Switch out your tired tiles for a pop of colour or pattern… or consider painting your splashback tiles for an even more affordable solution.

“I wanted to integrate a bright and airy feel to this small laundry to make it feel larger and more welcoming. A simple way I did this was by adding a small splashback behind the sink,” says Jacqueline.

“Splashbacks are a quick and relatively cheap way to add texture and colour to your laundry. If you’re doing it on a budget, the humble subway tile can be used in a bunch of different ways. You can find all kinds of subway tile inspiration here.”

If you’re feeling confident and really want to keep costs low, you could even try to tile the splashback yourself. We will have an article on how to do this soon!

Look at what you can save and refresh over buy new

One of the best tips to affordably update your laundry is to be smart about what you can save and refresh rather than replace. Benchtop looking a bit tired? Perhaps you can paint it using a specialty paint or consider applying feather finish for a concrete look. These kinds of strategic updates will be friendlier on your hip pocket and on the environment!

“With my client wanting to minimise spend, everything was super budget-friendly and can be easily DIY’d. Usually, I get custom-made cabinets which end up being the biggest spend in a laundry reno. This time I had to be clever though. I didn’t have much storage space left after the appliances, so I didn’t see the point of getting expensive custom joinery.

“Instead I found two Opal White plywood sheets from BRAU Timber for less than $400 and built the benchtop and shelving. Plywood is an extremely versatile material I highly recommend considering. It’s strong, low maintenance, and can be used for structural, interior, and exterior applications. To help hide the everyday mess under the sink, I got small curtains from IKEA and cut them shorter to fit. It totally softens the space. And my client won’t need to worry she can’t close the door when her storage space gets a bit overloaded,” she laughs.

Consider what’s worth splurging on

“Even though I saved a lot on joinery, there are some things worth splurging on:

  • Good tapware — As something that you will use often and is difficult to repair, I recommend splurging on good tapware. The last thing you want to do is repair a low-quality tap every few years as it will cost you more in the long run
  • Get the biggest sink available — It allows you to soak bulkier items like shoes and blankets. However, you don’t have to buy from the fanciest brand as this sink will be used for the dirtiest things in the house. What would be the point of that?
  • Quality appliances — Washers and dryers consume a lot of electricity, so if you’re buying new appliances, look for good quality but energy efficient appliances.
  • Ventilation — Do you have good ventilation? Without ventilation, your laundry is the ideal place for mould growth. If you don’t, it may be worth considering a powered exhaust fan for your walls or ceiling.

“I would suggest being careful of spending too much on unnecessary joinery accessories. They can look good in a showroom, but don’t work for every room. Be flexible in this, perhaps even waiting until some of the bigger parts of the room are done, before making your final decision,” says Jacqueline wisely.

Get a hanging rail/rod

“A fixed hanging rail is a relatively new concept in Australia, but I consider it a must-have item in every laundry. Not only does hanging your clothes help reduce your ironing, but it’s a convenient place to hang delicate pieces.

“This is something you can easily DIY with brackets and a curtain rod. If you’re not convinced, see how these other designers have done it below!”

Tip! If you have a lot of handwash items, consider placing the rod above your sink to catch dripping.

Call in the experts when you need

“There’s no denying anything you can do yourself, from painting old cabinetry to refreshing window coverings, will save you money. However there are some jobs you need to get the experts in to do. Anything electrical or plumbing-related should never be DIY’d. Instead, focus your energy on getting the layout right, shopping smart for new materials and appliances, and saving money in those ways.”

It’s not every day you get a detailed look into an award-winning laundry! But today we do! Winner of the 2020 NKBA Spatial Innovation Design, this stunning laundry is filled with stylish and multi-functional design elements.

We take a look around this sleek space and get some top tips for laundry design from the talented Natalie Du Bois, Designer and Director at Du Bois Design.

Experienced and inspired, Natalie transformed the laundry from drab to fab, proving a massive success!

“Although done in a renovated home, the laundry is pretty much a new build. The space I had to work with was just an open room that hadn’t previously been used as a laundry,” explains Natalie.

“The wonderful greenery outside meant I could keep things quite minimal in the room — I kept the door clear to draw you to the exterior.

“A couple of years ago, I helped my client with their kitchen. I wanted the laundry to look like it worked with the kitchen, but have some different aspects. I specified New York — New York by Neolith for the benchtop and splashback, which was good timing as it launched just as I started planning. The gold tap by Meir and shelf details add warmth and elegance to the space.”

With so many elements that make up an award-winning laundry, Natalie takes us through a few of them.

“My clients liked the idea of the materials having a natural look. That’s why we chose the bead-blasted European oak and warm-grey, lacquered tongue-and-groove chosen for the cabinetry.

“This laundry is built with storage in mind. Not only is it used for washing and drying clothes, it also stores an outdoor pool cleaner on wheels and other home-cleaning equipment.

“A large butler’s sink was a practical choice. It needed to be ‘big enough to bathe a small dog in.’

“One of my favourite features has to be the folding table you can sit at comfortably — you can now enjoy the space instead of feeling like the laundry is purely utilitarian. My client has a sewing machine she uses from time to time, so this is a great space for her to use.”

We couldn’t let Natalie go without asking her to share some of her top laundry design tips with us.

“Splurge on good appliances, benchtops and a good designer,” Natalie laughs.

“Look at ergonomics — if there is enough room to have the washer and dryer located higher than fit them there. Hide the washer and dryer behind doors, especially if the laundry is in view.

“Always focus on the longevity of appliances. Go for a good, reliable brand.

“Don’t forget about lighting — task and ambient lighting are just as important.

“Consider if the laundry needs to be used for anything else. Extra pantry space, perhaps? Or another small fridge? I always suggest integrating easy lifting laundry hampers into the cabinetry so the room can be kept less cluttered.”
